A Turning Point for Our Community

Over the past 12–18 months, Towns of Grants Lake has experienced a clear turning point.

The current Board of Directors made difficult but necessary decisions that required courage, long-term vision, and commitment to the future of the community. Among those decisions was the transition to a new management company, a strategic move designed to restore structure, accountability, and execution.

This change was not cosmetic. It was foundational.

A new management partnership was established with a clear objective: build the right team, implement structured planning, and actively execute long-overdue improvements across the property.

The results of those decisions are now visible throughout the community.

Below is a transparent overview of what has been completed, what is currently in progress, and what is planned next.

Community Projects — Completed

In the past year, the following major community-wide improvements have been successfully completed:

  • Landscape Cleanup for Replanting Preparation

  • Holiday & Seasonal Decorations Setup

  • Brick Wall Acid Wash & Cleaning at Community Entrances

  • Concrete Sidewalk Repairs & Surface Restoration

  • Seasonal Landscaping at Community Entrances

  • Spa Mechanical System Repair

  • Pool and Spa Chlorination System Valve Replacement

  • Main Community Electrical Breaker Panel Replacement

These projects addressed visible deterioration, mechanical reliability, and infrastructure stability, restoring both functionality and community presentation.

These projects are focused on safety, visibility, structural integrity, and overall cleanliness throughout the property.

Each of these projects is part of a structured improvement roadmap that reflects long-term planning rather than reactive maintenance.

Building Maintenance Plan Progress

For the first time in many years, a building-by-building structured maintenance plan is actively being executed.

This structured plan ensures transparency, prioritization, and systematic progress rather than scattered repairs.

These projects are executed comprehensively, not cosmetically, ensuring long-term value rather than temporary fixes.

The images below reflect current conditions observed across multiple buildings throughout the community. They help illustrate why these improvements are necessary and why a structured long-term plan is being implemented.

Roof Replacement

Across several buildings, roofing systems show visible aging, worn shingles, and areas of deterioration that require full system replacement rather than temporary repairs.

Each roof replacement is a complete roofing system renewal. All shingles are removed and replaced including the roof on the shed, along with complete roof accessories. If any damaged or weakened plywood decking is found underneath, it is replaced to ensure the roof is strong, stable, and built to last.

Chimney Restoration

Many chimney structures show signs of cracking, weather exposure, and material deterioration that affect both safety and long-term structural stability.

Chimney restoration involves rebuilding or fully repairing the chimney structures when needed. Worn or damaged sections are removed and replaced to ensure safety, stability, and proper function. The goal is to leave each chimney secure, reinforced, and visually restored.

Fence Replacement

Across the property, sections of fencing show warping, leaning, aging materials, and overall structural weakening.

Fence replacement means the existing deteriorated fencing is fully removed and replaced with new materials. This improves structural strength, uniform appearance, and long-term durability throughout the community.

General Painting

Exterior surfaces throughout multiple buildings show fading paint, weather exposure, wood deterioration, and visible wear over time.

General painting begins with pressure washing the entire exterior of the building to remove dirt and buildup. Any wood trim that shows deterioration is replaced before painting. A high-quality exterior paint is then applied to the entire exterior of the building, including siding, trims, and bay windows, providing long-term protection and an improved overall appearance.

The progress for both Phase 2800 and Phase 2900 is outlined below.

Most service requests are addressed within 2 days to one week, depending on complexity and required materials.

Every request is documented, tracked, and followed through to completion.

Resident satisfaction and responsiveness remain a priority.

The progress made over the past year is not accidental.

It reflects leadership decisions, strategic planning, and consistent oversight by the current Board of Directors.
