Roof Replacement begins tomorrow!!! Important Information!

Hello Homeowners / Tenants,

I hope this email finds you well.

We would like to inform you that, roof replacement work is scheduled to begin tomorrow for the following building:

To help prevent any damage during the project, we kindly ask that you remove all tables, flower pots, decorations, and other delicate or personal items from your yard and the front of your unit. Please note that the Association, Management, and maintenance team will not be responsible for damages to items left outside during construction.

Additionally, parking spaces near your building may be temporarily used by the roofing team during the project. We apologize for any inconvenience and appreciate your patience and cooperation.

Please note that any satellite dishes or antennas attached to roofs, chimneys, shed roofs, trim, siding, or sheds will be removed and will not be reinstalled, as holes or penetrations in these structures are prohibited to preserve the integrity of the buildings and prevent potential water leaks and damage. This restriction is also established in the Association’s Governing Documents. If you would like to have a satellite dish, please contact Management for further guidance and approved alternatives.

This information will also be shared with tenants using the email addresses previously provided by homeowners. Homeowners are also responsible for ensuring their tenants are properly informed.

Homeowners also have the option to request a preventive service from the roofing contractor, which includes removing the necessary roof decking to inspect for HVAC refrigerant lines and relocating any lines that could be affected during roof replacement. Please refer to the email below for your reference.

Please notify Management in writing by the end of today, October 14, 2026, if you wish to proceed with this option so we can coordinate and schedule the service with the roofing contractor.

If you have any questions or concerns, please contact us at (346) 391-6896.

Thank you for your understanding and cooperation during this important project.

Best regards,
Management

Subject: Important Information from the Homeowner Meeting: Roof Replacement & Interior Utilities
To:

Dear Homeowners,

Following yesterday’s Zoom meeting, we would like to provide a brief summary and recommended next steps regarding the ongoing roof replacement project.

As previously communicated, it is the homeowner’s responsibility to inspect and address any interior utilities and HVAC lines that are not in compliance with applicable code requirements within their unit prior to the start of the roof replacement. This responsibility has also been confirmed by the City of Sugar Land.

In some units, HVAC refrigerant lines may be located too close to the roof decking. To help prevent potential damage to any wires or utility lines located too close to the roof decking, homeowners are encouraged to consider the following preventive measures:

1.Compare Estimates: We recommend obtaining an estimate from your HVAC technician and comparing it with the option provided by the roofing contractor.

2. HVAC Technician: If a refrigerant line needs to be relocated before the roof replacement, the work would need to be performed from inside the unit. Depending on the location of the line, this may require access through drywall and insulation, as well as the necessary repairs and restoration afterward. Homeowners should discuss the scope and cost directly with their HVAC technician.

3. Roofing contractor: This includes removing all necessary roof decking to inspect for utility lines and relocating any lines that could be affected. The cost for this service is $450.00 per unit.
4. Choose not to take any preventive action. If an HVAC or other utility line is subsequently damaged due to its location beneath the roof decking, the homeowner will be responsible for arranging and covering the necessary repairs. The Association, Management, and roofing contractor will not be liable for such damage.

Homeowners are not required to hire the roofing contractor for this work. This option is provided as a preventive measure for homeowners to consider.

We strongly encourage homeowners to address this matter before roof replacement begins on their building.

This is an example of an HVAC refrigerant line that, in some cases, may be damaged during the roofing process if it is positioned too close to the roof decking because the unit does not meet applicable code requirements:

Thank you for your attention and cooperation as we continue with the community restoration project.

Best regards,
